Charleston Industrial Park (CIP) is a 700-acre state-certified industrial park located in Northeast Louisiana near Monroe. CIP joins US Highway 165, one of the most highly trafficked highways in the state, and is only 4 miles south of Interstate 20.
Certified by Louisiana Economic Development (LED) in 2011, CIP is one of Louisiana’s largest state certified sites. Home to multiple logistics, automotive, and salvage companies, CIP serves as a true Industrial area that welcomes all shapes and sizes. This site has been family owned for over 4 decades, and our knowledge of the property will be an asset during your site selection process. Located outside of all cities and townships, CIP is under no government zoning requirements or restrictions, which helps to streamline the construction process.
Announced in 2017, Charleston Industrial Park was selected by the Louisiana Governors office as an Opportunity Zone. Effective in January 2019, Opportunity Zones were created as a tax incentive that promises investors the chance to defer, reduce, or possibly eliminate taxes on certain capital gains. CIP is one of the largest privately-owned Opportunity Zones in Louisiana. This dual designation truly distinguishes us, making Charleston Industrial Park one of the only (if not THE ONLY) Opportunity Zones that have also been state-certified as an Industrial Park.
